Booking direct or on Airbnb: what changes for a group of 14

Both of our houses are listed on Airbnb and here, on our own site. Same house, same beds, same team. What changes is the total at checkout, how you pay, and who you talk to before you land. Here is the plain version, so your group can decide.

Same house, same dates, two totals

The nightly rate is the same in both places. On Airbnb, the platform adds its guest service fee on top. Book here and there is no platform commission, so the total is lower.

The fair way to check: pick your dates and open the live price for Casa Atlixco or Casa Mérida. Then open the same dates on Airbnb and compare the final totals, fees included. If something looks off, write to us and we will walk you through the numbers.

What the Airbnb total includes

Airbnb shows the nightly rate first and adds its service fee at checkout. The cleaning fee is charged once per stay in both places, and it is shown before you pay. So the number to compare is always the final total, never the nightly rate.

Deposit, payment and cancellation when you book direct

• A 48-hour hold, no deposit. Tell us your dates and we hold them while your group agrees.
• Two payments. Half when you book, the balance seven days before arrival. It is easier to collect from everyone in two steps.
• USD or MXN. Pay in the currency that suits your group.
• Clear cancellation. Full refund up to 30 days before arrival, 50% up to 7 days before, no refund after that.
• A refundable security hold. USD 500, placed the day before you arrive and released two days after you leave.

Need a factura? How CFDI works

Both houses offer a factura (CFDI) on request. Ask when you book, and send your company's RFC, razón social, régimen fiscal, uso de CFDI and postal code. If you are planning a company trip, see how an offsite works at our houses.

Talking to us before you book

When you book here, you write to the people who run the house. Ask which bedrooms suit the grandparents, whether the rooftop table seats everyone, or what time the chef can start. Our 24/7 concierge, in partnership with Local Bird, stays with you for the whole stay.

When Airbnb is the better fit

If your group has Airbnb credit to use, or someone needs the booking in their own Airbnb account, book there. It is the same house and the same team either way. We would rather you book where you feel comfortable.

• Can we hold dates while the group decides? Yes. We hold them for 48 hours with no deposit.
• How many people fit? Casa Atlixco sleeps 14 in La Condesa. Casa Mérida sleeps 16 in Roma Norte.
